The Project
The proposed development comprises of the construction of a mixed-use development across two amalgamated lots, and comprises of retail, commercial, residential, with 5 levels of basement parking. Ground floor consists of retail and ancillary areas, the mezzanine and first floor for commercial purposes, the second floor for apartment units and community open space, and 31 storeys for apartment units with 143 apartments in total, including 14% affordable for at least 15 years.
The podium level has active street frontages along all three boundaries, enhancing public domain interface and supporting employment-generating uses to the fringe Chatswood CBD area.
The Challenges
The key challenges from a BCA compliance perspective centre around the mixed use separation/classifications throughout the lower levels of the building. With multiple uses on ground floor (centred around retail), with open voids between levels and classifications, this presents challenges for incorporating innovative yet compliance compartmentation strategies, which contribute to the design intent but also maintain a compliant outcome.
In conjunction with the fire engineer, Codex will continue to collaborate with the design team to ensure the finished design achieves the required design intent while maintaining a compliant outcome for the client.
